What You Should Know About the Accuracy of Zillow Estimates

When it comes to estimating the value of a home, many people turn to online tools like Zillow's estimate, AKA "Zestimate". While these estimates can provide a helpful starting point, it's important not to rely on them too heavily.

Zillow's estimates are based on minimal factors, their main focus being recent sales in your home's area and a home's square footage, but what it is NOT taking into account can significantly impact a home's value, such as upgrades, remodels, repairs and overall condition of your home.

This can result in Zillow's estimate to be less accurate, and can vary widely from the actual value of a home. Zillow's estimate is a fantastic starting point when considering listing your home, but it is absolutely crucial to consult with a real estate professional to get a more accurate estimate of your home's value.

Choosing an experienced real estate agent to conduct a Comparative Market Analysis (CMA) can help you receive a more accurate listing price for your home. Prior to completing a CMA, a tour of your home is important. Not only will I be able to better assess your home's value but I will also provide direction to pre-listing tasks. I take the time to research the most competitive comparable properties when collecting data, I then analyze the differences from the comparable properties to the subject property and make value adjustments resulting in a more informed and precise estimate of your home's value. My top priority is getting you the best value of your home while also minimizing the risk of an appraisal deficit.

Rather than steering you away from using a Zillow estimate, I want to encourage you to think of it as a useful reference to help you get a sense of the local real estate market.

Then- let's work together to account for any unique features or upgrades your home may have that could impact its value. Let's connect - I want to provide you with a more accurate and personalized insight into your home's worth.
